There are 3 Basic Selection Criteria:

1.  Potential partners need a new home because their current living conditions are substandard.

●  Examples: Overcrowding; High Rent or Utility Costs; Dangerous or Inadequate Plumbing-Electrical-Heating; Pest Problems; Structural Damage; Unsafe for Children.

2.  Potential partners demonstrate an ability to afford the home.

●  Annual income is within guidelines for family size.  Income includes: employment wages, SSI, SSD, and consistently received child support.  Temporary or non-cash income such as unemployment, TANIF, and Food Stamps are not counted.  Family Size is for the number of people who would live in the new home.

●  There are Down Payment and Closing Costs.  Down Payment is $500.  HHFH will work with family to meet this requirement over the course of several months.

●  Responsible Credit History is important.  HHFH is willing to work with families who have minor credit issues. Families do not need perfect credit to qualify, but must be willing to pay off debt.

3.  Potential partners are willing to perform Sweat Equity.

●  Sweat Equity means helping to build the new home (150 Construction Hours On-site).

●  Attending mandatory training and workshop courses designed to help to prepare families for success as homeowners (150 Training Hours).

●  At a minimum, 300 Total Hours are required per adult age 18 and older.Families with a disability are provided with a sweat equity plan that is unique and suited to meet their needs.

●  The most important component is the demonstration of a willing to partner attitude.

 

The Application Process Works Like This:

1.  Potential family completes a Pre-Screen Survey to confirm that they meet the basic criteria.

2.  Family is invited to complete a Formal Application. A $10 Fee is required to cover the costs of the credit report and the Application is processed by HHFH Family Services Department.

3.  Family is presented to the Selection Committee and Board of Directors for review & approval.

4.  The entire process will take 30-60 days.

 

Key Points To Remember:

1.  Do not disqualify yourself before you even try.  Habitat wants your family to qualify.

2.  The Family Services Department can assist with any and all questions, concerns, or fears.

3.  The Willingness to Partner is extremely important for partnership with Harbor Habitat.
